Workmanship warranty covers all improvements from the property specific renovation list including but not limited to electrical, plumbing, HVAC, roofing, windows, flooring, and cabinetry.

The following manufacturer warranties transfer to the new owner:

• Appliances: 1-year.

• Furnace system: 3-year.

• Water tank: 3 year.

• Roof: 15-year shingle; 15 year TPO rubber (when the roof is new).

02 /   Exterior of House:

• New architectural shingle roof OR new TPO rubber roof->

roof with 7 or more years remaining.

• Fully functional windows.

• New exterior doors on front and both rear doorways.

• New aluminum wrap on exterior windows/doors.

• 100% functional gutters.

• New exterior light fixtures.

• Power wash all exterior brick, stairs & sidewalk, point up when needed.

• Landscape exterior of home with basic mulch beds, plantings.

• Includes removal of significant overgrowth.

03 /   Entire House:

• New / Serviced Central Heating System (Max 5 years old at time of Purchase)

• New modern water tank.

• All electrical and plumbing brought up to current code under permit.

• All new switches, GFCI’s, outlets, and light fixtures.

• New smoke detectors and CO detectors per current code.

• Refinish and paint walls, ceilings, trim, and doors.

• New interior doors and hardware New interior base, door,

and window trim/casing where applicable as needed.

04 /   Main Level:

• Refinished hardwood flooring or new LVP flooring or carpet

• updated lighting.

• Updated  and fully functional cabinets 

including:, new stainless-steel sink,

new brushed nickel faucet, Gas stove/oven, refrigerator.

05 /   Bedrooms:

• Refinish hardwood flooring or new LVP flooring or carpet.

• Updated lighting.

• Fully functional and updated  closet .

06 /  Bathrooms

• New flooring (LVP, sheet vinyl flooring ,

new tile flooring).

• New vanity and top with brushed nickel fixtures as needed.

• New tub/shower and surround as needed.
